When you compare the most expensive ZIP code in each state, a wide variety of luxury geographies emerge. America’s priciest ZIP codes tend to fall into three broad types: affluent big-city enclaves and suburbs, waterfront communities, and resort or vacation destinations.
Water is a recurring theme. Eight state winners are located on islands or barrier islands: Fisher Island, FL; Fenwick Island, DE; Sea Island, GA; Gibson Island, MD; New Castle, NH; Wrightsville Beach, NC; Block Island, RI; and Sullivan’s Island, SC. Block Island is particularly isolated, sitting roughly 10 miles off the Rhode Island mainland in the Atlantic Ocean. Kilauea, HI, is located on the island of Kauai, while Sagaponack, NY, is on Long Island.
Several other winning ZIP codes border a lake: Glenbrook, NV (Lake Tahoe); Crane Hill, AL (Smith Lake); Wayzata, MN (Lake Minnetonka); Lake Oswego, OR (Oswego Lake); Medina, WA (Lake Washington); and Kenilworth, IL and Mequon, WI (Lake Michigan). Galena, OH, is adjacent to Hoover Reservoir.
Mountain and resort destinations form another distinct group, including Aspen, CO; Ketchum, ID; Gallatin Gateway, MT; Glenbrook, NV; Park City, UT; Teton Village, WY; and Dorset, VT.
But not all of the most expensive ZIP codes favor a natural setting. Many are affluent municipalities or luxury enclaves within major metropolitan areas, including Paradise Valley, AZ (Phoenix); Atherton, CA (San Francisco Bay Area); Greenwich, CT (New York metro); Kenilworth, IL (Chicago); Overland Park, KS (Kansas City); Alpine, NJ (New York metro); Galena, OH (Columbus); Lake Oswego, OR (Portland); Villanova, PA (Philadelphia); Highland Park, TX (Dallas); McLean, VA (Washington, DC); Wayzata, MN (Minneapolis); and Medina, WA (Seattle).
Others are located within major cities themselves, without a unique name to the area including Washington, DC; New Orleans, LA; Lincoln, NE; Bismarck, ND; Oklahoma City, OK, and Austin, TX. Boston’s 02199 is an especially compact ZIP code in Back Bay, centered around the Prudential area. Anchorage’s 99516, by contrast, covers a large residential area on the city’s south side near Cook Inlet in the Gulf of Alaska.
At the opposite extreme are rural or exurban winners such as Royal, AR; Cumming, IA; Gallatin Gateway, MT; Nemo, SD; College Grove, TN; and Summit Point, WV.
Some of the ZIP codes are close together, despite being in different states. Washington, DC’s 20015 is only about 6 miles as the crow flies from McLean, VA’s 22101. Even closer, Maine and New Hampshire’s most expensive ZIP codes—Kittery Point and New Castle—are only about 2 miles apart, both clustered around Portsmouth Harbor. Greenwich, CT 06831 and Alpine, NJ 07620 are about 16 miles apart, placing two state winners on opposite sides of the New York City region. New York’s winner, Sagaponack, is much farther east in the Hamptons—a tiny community on Long Island that is still part of the greater New York metropolitan area.
Methodology: RealtyHop analyzed more than 3 million residential for-sale listings from January 1 through November 30, 2025, and calculated median listing prices by ZIP code. This visualization shows the ZIP code with the highest median listing price in each state and Washington, DC. Texas has two ZIP codes tied for the highest median listing price, so both are shown.
