Where should you actually lease your next AI data centre?
Northern Virginia, the world's largest data centre market, absorbed 1,148.3 MW of new demand in a single year, the largest jump CBRE has recorded since it started tracking this in 2023.
The vacancy rate is 0.3%. Singapore has a government-mandated vacancy rate of 2% yet still charges the highest rent globally, at $402/kW/month.
Normal real estate logic says more supply cools prices. It isn't happening. Demand is absorbing new capacity as fast as it's built, everywhere, simultaneously.
Querétaro, Mexico, grew its inventory 450% year-over-year and still absorbed 213 MW; supply and demand are rising together, not against each other.
If you're planning where to lease AI infrastructure in 2026, "find the best deal" is the wrong frame. The right question is which markets have real, sustained absorption behind their scarcity, and which just look tight because they're small.
